What moves the price up
- Pool size. Resurfacing is priced by surface area. A 20,000 gallon pool and a 40,000 gallon pool are different jobs.
- Access. If a crew can back up to the pool, prep is fast. Fenced backyards with one 36 inch gate mean everything moves by wheelbarrow.
- Active soil. Cracks on moving Yazoo clay need flexible injection and staples, not just epoxy. That is most of the difference between a $500 crack and a $3,000 one.
- Water table. High groundwater complicates draining and can require relief measures so the shell stays put while empty.
- Hidden damage. Old finishes hide hollow spots and cracks. We price what we can see, inspect what we cannot, and get your sign-off before extras.
What moves it down
- Catching it early. A weeping hairline crack is an injection. The same crack after three more clay cycles is staples plus injection plus tile work.
- Bundling. Tile, coping, and shell repairs done during a resurface share the drain, the prep, and the mobilization. Doing them separately pays for each twice.
- Flexible scheduling. Resurfacing in the shoulder season costs less than fighting for a June slot.
A note on permits and regulations
Residential repair work in Mississippi generally does not require the state permits that new pool construction does, but public and commercial pools are regulated by the Mississippi State Department of Health, and repairs on those pools have to leave them compliant.
